1. Our Role

ElevraHomes curates land and property listings based on documentation completeness, as represented by sellers, and physical site inspection conducted by our team. ElevraHomes is not a law firm, does not provide legal advice, and does not certify or guarantee legal title to any property listed.

2. Documentation Tiers

Listings are marked "Full Documentation" where the seller has represented that Certificate of Occupancy and Governor's Consent (where applicable) are in place, or "Partial Documentation" where only a survey plan and purchase receipt are available. These labels reflect documentation as represented and observed, not independent legal certification.

3. Buyer Responsibility

All buyers are strongly advised to engage independent legal counsel to conduct their own title verification, including registry searches, encumbrance checks, and where relevant, court registry litigation searches, before making any payment or commitment. ElevraHomes will provide access to documentation as supplied by the seller to support this process.

4. No Warranty

ElevraHomes makes no warranty, express or implied, as to the accuracy of seller-provided documentation, the legal status of any title, or the outcome of any transaction. Engagement with ElevraHomes does not constitute a guarantee of a risk-free transaction.

5. Third-Party Referrals

Where ElevraHomes refers a buyer to a shortlet property, sourcing partner, or other third party, ElevraHomes acts solely as a facilitator and is not responsible for the management, condition, or performance of the underlying property or service.
